We prepare a detailed inventory of your property before the beginning of every tenancy — noting the condition of every room, fixture, and fitting. When a tenant vacates, we conduct a thorough check-out inspection against the original inventory.

We conduct quarterly inspections of your property — so small issues are caught early, before they become expensive problems. Each inspection covers the full interior and exterior: plumbing, electrical systems, structural condition, paint and plaster, flooring, doors and windows, and any signs of unauthorised alterations.

A property inspection report is generated after each visit and uploaded to your private owner portal. The report includes photographs wherever relevant — giving you a clear, honest picture of your property's condition without you needing to be there.

Maintenance Assistance

Maintenance requests can be raised by your tenant or by you — through our online portal or via a phone call. Every request opens a ticketed job, which our team assesses with a site visit before any work is actioned.

Our approach is proportional:

  • Highly emergent, low-cost issues (a burst pipe, a power failure, a lockout) logged by a tenant are opened and fixed immediately — without waiting for your approval, to protect your property and your tenant relationship
  • All other maintenance requests — including larger repairs, renovation work, or any item above a pre-agreed cost threshold — await your approval before we proceed

Every ticket raised notifies you by email. All issues — emergent or otherwise — are fixed by our vetted team of contractors under our direct supervision. Once completed, full details of the fix (nature of work, materials used, costs incurred) are housed in your portal for your records.

Bill Payments Assistance

Property ownership comes with recurring bills — some that must be paid by you as the owner, and some that fall to your tenant. We manage both:

  • Property tax — due dates are maintained in our database and paid well before their deadline, ensuring your records are always current and penalties are never incurred

  • Lease creation — drafting and executing a tenancy agreement that complies with Telangana Tenancy Act or Andhra Pradesh Tenancy Act (as applicable), and registering it where required

  • Renewal coordination — if the tenant wishes to continue after the end of the tenure, we proactively manage the renewal process: negotiating terms, executing the renewed agreement, and uploading the new document to your portal

  • Once received, rent is processed and remitted to your account on schedule
